Estos registran un alza del 8,29% en 2025 y el metro cuadrado se ubica en 3.033 d\u00f3lares, superando en un 4,4% a las unidades a estrenar. Sin embargo, al tener en cuenta s\u00f3lo las propiedades listas para habitar, son las unidades nuevas las que muestran la mayor apreciaci\u00f3n durante este a\u00f1o.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Asimismo, aunque el costo de la construcci\u00f3n muestra una leve tendencia a la baja desde julio, se mantiene en niveles elevados. El \u00edndice sigue un 94% por encima del de octubre de 2023 y cuesta casi tres veces m\u00e1s que en el piso hist\u00f3rico de octubre de 2020. Este costo de base impulsa, por un lado, el alza de las unidades a estrenar y por otro lado, incrementa la brecha de valores con los usados, que pasan a ser una opci\u00f3n m\u00e1s atractiva y econ\u00f3mica para los interesados en comprar propiedades.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u00bfEn qu\u00e9 barrios la oferta de departamentos a estrenar es m\u00e1s cara?<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Puerto Madero se presenta como primero en el ranking con la oferta m\u00e1s cara. Un departamento a estrenar en este barrio se ubica en 6.701 d\u00f3lares\/m<\/strong><strong><sup>2<\/sup><\/strong><strong>.<\/strong>&nbsp;Palermo (3.309 d\u00f3lares\/m<sup>2<\/sup>) y Belgrano (3.774 d\u00f3lares\/m<sup>2<\/sup>) completan el podio. En contrapartida, Villa Riachuelo es el barrio m\u00e1s econ\u00f3mico para la adquisici\u00f3n de unidades a estrenar. El metro cuadrado all\u00ed se ubica en 1.742 d\u00f3lares.
