Actualmente, el precio del metro cuadrado se ubica en 2.211 d\u00f3lares, un 28% por debajo del valor del metro cuadrado de los departamentos a estrenar (2.831 d\u00f3lares).&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La diferencia de precio por metro cuadrado entre departamentos usados y a estrenar ha aumentado progresivamente en los \u00faltimos cinco a\u00f1os. En mayo, adquirir una unidad usada fue un 28,04% m\u00e1s accesible que una a estrenar. Esa diferencia es 3,6 puntos porcentuales mayor que la registrada en mayo de 2024, cuando el valor del metro cuadrado de un usado era un 25,44% m\u00e1s bajo que el de a estrenar.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1003\" height=\"505\" src=\"https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios01.png\" alt=\"\" class=\"wp-image-23687\" srcset=\"https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios01.png 1003w, https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios01-300x151.png 300w, https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios01-768x387.png 768w, https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios01-834x420.png 834w, https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios01-696x350.png 696w\" sizes=\"auto, (max-width: 1003px) 100vw, 1003px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">A partir de marzo de 2019, los valores de los usados comenzaron una tendencia bajista que se mantiene hasta la actualidad. El metro cuadrado de los usados disminuy\u00f3 un 15,12% en comparaci\u00f3n a mayo de 2020, a\u00f1o de la pandemia, y hoy cuesta lo mismo que en julio de 2016.\u00a0<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"627\" height=\"357\" src=\"https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios02.png\" alt=\"\" class=\"wp-image-23688\" srcset=\"https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios02.png 627w, https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2025\/06\/precios02-300x171.png 300w\" sizes=\"auto, (max-width: 627px) 100vw, 627px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Por otro lado, el metro cuadrado de departamentos a estrenar se ubica en 2.831 d\u00f3lares, un 8,55% m\u00e1s que en mayo de 2024. Si bien est\u00e1 un 3,67% por debajo del valor de mayo de 2020, a partir de octubre de 2023 cambi\u00f3 la tendencia y los precios comenzaron a subir.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Al mismo tiempo, el costo de la construcci\u00f3n tambi\u00e9n ha registrado una tendencia alcista. En mayo subi\u00f3 un 15,2%, mientras que desde octubre de 2023, acumula un incremento del 126%.&nbsp; Este aumento impulsa, por un lado, el alza de las unidades a estrenar y por otro lado, incrementa la brecha de valores con los usados, que pasan a ser una opci\u00f3n m\u00e1s atractiva y econ\u00f3mica para los interesados en comprar propiedades.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>\u00bfEn qu\u00e9 barrios la oferta de usados es m\u00e1s cara?<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Puerto Madero se presenta como primero en el ranking con la oferta m\u00e1s cara. Un departamento usado en este barrio se ubica en 5.625 d\u00f3lares\/m<\/strong><strong><sup>2<\/sup><\/strong><strong>.<\/strong>&nbsp;Palermo (3.138 d\u00f3lares\/m<sup>2<\/sup>) y N\u00fa\u00f1ez (2.927 d\u00f3lares\/m<sup>2<\/sup>) completan el podio. En contrapartida, Villa Soldati es el barrio m\u00e1s econ\u00f3mico para la adquisici\u00f3n de usados. El metro cuadrado all\u00ed se ubica en 916 d\u00f3lares.
