{"id":12751,"date":"2024-01-09T09:43:00","date_gmt":"2024-01-09T12:43:00","guid":{"rendered":"https:\/\/sergiolapegue.com\/site\/?p=12751"},"modified":"2024-01-04T17:54:49","modified_gmt":"2024-01-04T20:54:49","slug":"los-alquileres-acumularon-un-aumento-de-260-en-2023","status":"publish","type":"post","link":"https:\/\/sergiolapegue.com\/site\/2024\/01\/09\/los-alquileres-acumularon-un-aumento-de-260-en-2023\/","title":{"rendered":"Los alquileres acumularon un aumento de 260% en 2023"},"content":{"rendered":"\n<p>De acuerdo a un relevamiento realizado en base a los avisos publicados en el portal inmobiliario,&nbsp;<strong>Zonaprop,<\/strong>&nbsp;un monoambiente de 40 m<sup>2<\/sup>&nbsp; se alquila por 280.260 pesos mensuales, un departamento de dos ambientes y 50 m<sup>2<\/sup>&nbsp;alcanza los 334.888 pesos mensuales y uno de tres ambientes y 70 m<sup>2&nbsp;<\/sup>tiene un precio de 463.301 pesos por mes.&nbsp;<\/p>\n\n\n\n<p><strong>Los precios del alquiler subieron 18,6% en diciembre<\/strong>&nbsp;y se registr\u00f3 un incremento del 260% anual, 2,65 veces m\u00e1s que en 2022. Este incremento es muy superior a la inflaci\u00f3n (190,9%) y el ajuste del ICL (135,5%).&nbsp;<\/p>\n\n\n\n<p><strong>Palermo es el barrio de la Ciudad de Buenos Aires<\/strong>*<strong>&nbsp;m\u00e1s caro para alquilar, con un valor de 491.737 pesos mensuales.<\/strong>&nbsp;Le siguen&nbsp;<strong>Belgrano&nbsp;<\/strong>(487.654 pesos por mes) y&nbsp;<strong>N\u00fa\u00f1ez&nbsp;<\/strong>(477.163 pesos por mes). En cambio,&nbsp;<strong>Liniers es el barrio m\u00e1s accesible por 273.253 pesos mensuales,<\/strong>&nbsp;seguido por Monte Castro y Floresta, 284.809 pesos mensuales y 288.139 pesos mensuales, respectivamente.&nbsp;<\/p>\n\n\n\n<p><strong>Corredor Norte, Corredor Noroeste y Macrocentro<\/strong>&nbsp;son las zonas con mayor precio en cuanto alquiler, 474.377 pesos mensuales, 419.140 pesos mensuales y 358.652 pesos mensuales, respectivamente. Por el contrario, el&nbsp;<strong>Oeste&nbsp;<\/strong>(301.687 pesos por mes) y&nbsp;<strong>el Sureste&nbsp;<\/strong>(308.272 pesos por mes)&nbsp; son las m\u00e1s econ\u00f3micas.&nbsp;<\/p>\n\n\n\n<p><strong>Mercado de compra-venta: 5 a\u00f1os consecutivos de precios a la baja<\/strong><\/p>\n\n\n\n<p>Si bien en el segundo semestre del a\u00f1o registr\u00f3 un cambio de tendencia con un 1,2% de incremento en el precio de venta, el precio medio acumul\u00f3 en 2023 un retroceso de 1,0%.&nbsp; Esta variaci\u00f3n fue menor a la de 2022, cuando era de 6,6% y registra cinco a\u00f1os consecutivos de ca\u00edda. Seg\u00fan los datos de diciembre, el valor se ubica un 22,3% por debajo del m\u00e1ximo alcanzado en 2019.&nbsp;<\/p>\n\n\n\n<p><strong>Los precios de avisos publicados en el portal registran un incremento mensual del 0,3% en diciembre y el metro cuadrado se ubica en 2.177 d\u00f3lares.&nbsp;<\/strong><\/p>\n\n\n\n<p><strong>Un monoambiente de 40 m<\/strong><strong><sup>2<\/sup><\/strong><strong>&nbsp;tiene un precio de 95.538 d\u00f3lares&nbsp;<\/strong>para la venta, mientras que uno de dos ambientes y 50 m<sup>2<\/sup>&nbsp;vale 114.798 d\u00f3lares y uno de 3 ambientes y 70 m<sup>2<\/sup>&nbsp;est\u00e1 en 159.288 d\u00f3lares.&nbsp;<\/p>\n\n\n\n<p>Mientras que en 2022, el 83% de los barrios de la ciudad registraron una baja en el precio de inmuebles, en 2023 el 65% registra suba del precio mensual. Desde julio, el porcentaje crece y se ubica por encima del 50%.<\/p>\n\n\n\n<p><strong>El volumen de escrituras en la Ciudad en noviembre fue 21% superior al mismo mes del 2022<\/strong>. En lo que va del a\u00f1o se registra un incremento del 22% respecto a 2022 y 19% respecto a 2019, aunque todav\u00eda no alcanza los valores de 2018.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full is-resized is-style-rounded\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"315\" src=\"https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2024\/01\/alquiler01.jpg\" alt=\"\" class=\"wp-image-12752\" style=\"width:697px;height:auto\" srcset=\"https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2024\/01\/alquiler01.jpg 600w, https:\/\/sergiolapegue.com\/site\/wp-content\/uploads\/2024\/01\/alquiler01-300x158.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/figure>\n\n\n\n<p>El costo de construcci\u00f3n medido en d\u00f3lares baja 0,2% en 2023 mientras que el precio de los departamentos disminuye 1,0%, es decir que construir cuesta un 91,2% m\u00e1s que en octubre de 2020 pero se mantiene 32,7% por debajo de abril 2018 y 17,4% por debajo del promedio 2012-2022<\/p>\n\n\n\n<p><strong>Puerto Madero encabeza el ranking de barrios m\u00e1s caros de la Ciudad de Buenos Aires con un valor de 5.697 d\u00f3lares por m<\/strong><strong><sup>2<\/sup><\/strong>. Le siguen Palermo (3.019 d\u00f3lares\/m<sup>2<\/sup>) y Belgrano (2.756 d\u00f3lares\/m<sup>2<\/sup>). Por el contrario, Lugano, Nueva Pompeya y La Boca son los barrios m\u00e1s econ\u00f3micos con un precio de 979 d\u00f3lares\/m2, 1.382 d\u00f3lares\/m<sup>2<\/sup>&nbsp;y 1.436 d\u00f3lares\/m<sup>2<\/sup>, respectivamente.&nbsp;<\/p>\n\n\n\n<p><strong>La rentabilidad inmobiliaria se ubica en 5,75% anual&nbsp;<\/strong><\/p>\n\n\n\n<p>La relaci\u00f3n alquiler\/precio aumenta y se ubica en 5,75% anual en diciembre, es decir, se necesitan 17,4 a\u00f1os de alquiler para recuperar la inversi\u00f3n de compra, un 27% menos que en 2022.&nbsp;<\/p>\n\n\n\n<p><strong>Chacarita, Balvanera y San Crist\u00f3bal son los mejores barrios para inversores que buscan renta<\/strong>, con un retorno promedio de 6,7%, 6,5% y 6,5%, respectivamente.
